As the real estate professional services and investment management company Colliers expands across Poland, growing its team by more than 40 percent in three years, the need for a space that could reflect its values and sustain future work modes became clear. The company selected The Form office building in Warsaw after a thorough review of environmental and user-centred criteria.

The nine-storey, 30 000-square-metre building sits in Wola, a former industrial zone now shifting into a major business and residential area. In their offices in the building, Colliers was guided their Newffice philosophy, rethinking what an office could be: fluid, human, and designed to nurture collaboration as much as focus.

Developed by Colliers’ internal design team, the interiors pair generous daylight with natural textures, with a strong focus on reducing lifecycle emissions and optimising long-term performance. The ceiling solutions Rockfon Color-all and Rockfon Sonar introduce Class A noise absorption across the open zones, quiet rooms, and shared hubs – delivering optimised office acoustics for employees while forming part of the visual language. 

People at the centre

The Colliers offices in The Form are guided by the Human Hub idea, treating the office as a place shaped around comfort, emotion, and connection. “When creating our new headquarters, we wanted to design a place that connects people – an office where everyone feels good, can focus, collaborate, and simply enjoys being,” says Zuzanna Jaszczuk, architect at Colliers Poland.

Large glazed surfaces draw in daylight, and planting adds freshness and ease. “We wanted this office to be a place people want to return to – cosy, quiet, and inspiring. Our goal was to use materials that not only look beautiful but are also kind to people and the planet,” emphasises Zuzanna Jaszczuk.

Well-being anchors the entire concept. The Human Hub idea treats the office as a centre of relationships and shared experiences, not only a place to sit and work. Every detail supports this mindset, from colour choices to material palette to acoustic solutions that reduce fatigue and improve comfort through the day.

Acoustics as a design tool

Acoustic performance played a central role from the outset, particularly for the office ceiling design. “From the very beginning, we knew that acoustics would be one of the key aspects of the project. Choosing Rockfon ceilings was a natural decision – it’s a solution that combines acoustic performance with great aesthetics,” notes the architect.

In the open areas, Rockfon Sonar acoustic ceiling tiles create a bright, clean ceiling plane with Class A sound absorption – managing the noise levels common in these areas such as office chatter. With its high reflection, the matte white finish of the tiles maximises natural lighting, contributing to the modern aesthetic of the workspace. In some areas, rows of oval linear pendant lights act as large statement features.

In smaller rooms and quiet zones, Rockfon Color-all tiles provide precise acoustic control while introducing colour from the Colours of Wellbeing, a palette developed with colour sensory experts. Shades such as Hemp – a muted brown – Space – a deep blue – and Fresh – a light blue – settle naturally into the interiors.

The tones work with warm materials and furniture in terracotta and pink, giving each room its own character while keeping a coherent atmosphere. “Rockfon Color-all allowed us to give each space its own tone – both literally and figuratively. Acoustics and colour became part of a shared design language,” says Zuzanna Jaszczuk.

Across all zones, the ceilings support a calm spatial rhythm and preserve a consistent aesthetic. The acoustic strategy also strengthens the building’s wider goal of nurturing well-being. “When creating a space for ourselves, we wanted to show that well-being is not a passing trend but a real value. It’s not about a sofa in a relaxation room, but a holistic experience of space.
